Management Services

The Community Manager (CM) serves as the management liaison to the Board of Directors.  This individual is responsible for the asset management functions of the association, among which include involvement in the insurance, legal, budgeting, human resources, reserves and capital improvement projects, and contracting matters.  Additionally, the CM will:

  • Provide monthly reports that contains current management and administrative activities
  • Conduct weekly inspections of the common areas to ensure compliance of guidelines and contractor compliance
  • Negotiate all association contracts
  • Provide reliable round-the-clock accessibility to the Board of Directors

Administrative Services

RH1 Management will provide the following supportive services:

  • Board/special meeting attendance
  • Annual meeting attendance and coordination
  • Prepare and distribute material for Board and community meetings
  • Maintain association records to include minutes, correspondence, contracts, insurance policies and financial records
  • Maintain owner directory and files

Financial Services

The staff at RH1 Management has the education and experience in accounting, finance and financial analysis that is needed to provide accurate and understandable reports that easily accounts for every dollar in and out.
RH1 Management also prepares and presents the proposed annual budget to the Board of Directors.  We prepare all information necessary for the end-of-year financial review and filing of taxes by the Association’s CPA.  We collect all Association fees from homeowners.  Reserve funds are transferred directly to an interest bearing account.  We also pay all Association bills and provide the Board of Directors with a comprehensive financial package that includes the following:

  • Balance Sheet
  • Income and expense statement
  • Owner assessments receivable
